Answers to Common Community Questions

Absentee Owners are requested to advise NFCA of the current tenant. Written permission for tenant use of the pool is required each year.

Architectural Review Committee meets on the second Wednesday of each month. All changes to your property and the exterior of your home must be applied for and approved prior to the changes being made. Applications are available in the Resource Center, under the Association Forms tab or at the Association Office. Applications for changes are due in the Association Office by the first Friday of the month (by email to or mailed/dropped off at NFCA 8201 Southrun Rd., Springfield, VA 22153). Standards for changes can be found in Administrative Resolution 1 in the Book of resolutions or acquired by contacting the Association Office at 703-451-8563.

Assessments are billed quarterly to cover common services. Residents are responsible for payment whether they receive a bill or not. Assessment payments are due January 1, April 1, July 1, and October 1 of each year. Residents have the option of paying online thought our website. The convienience fee associatied with this transaction goes directly to the service provider to pay for each individual transaction made through the website.

Board Meetings are currently held monthly every first and third Tuesday at 7:30 p.m. at the Community Center. February, August and December meetings may vary. Questions or concerns for the Board of Directors should be sent to

Commercial Vehicles are prohibited overnight in all areas of Newington Forest. Towing is enforced on townhouse courts. Overnight is defined as 9pm - 7am. Newington Forest is part of a Community Parking District (CPD). Commercial vehicles are defined by Newington Forest as any vehicle in which: the driver is hired for transport (taxi), uncovered logos, commercial equiptment is stapped or affixed to the exterior of the vehicle (ladders, racks or pipes), unmarked vehicle with an excessive amount of commercial equiptment or supplies, is designated for trasnportation of furniture, good or animals. Community Parking District All of the roads in the entire community and the surrounding public roads have been designated as a Community Parking District. This designation prohibits the parking of trucks weighing more than 12,000 lbs., over 8ft. high or having more than two axles, boats, trailers, recreational vehicles, and motor homes.

Election of Board members requires a minimum number of ballots cast in order to be valid. The election occurs each year during the Annual Meeting, usually scheduled the same date as the 2nd Board Meeting in February. PLEASE EXERCISE YOUR RIGHT TO VOTE.

Exterior Changes  Any changes or structural additions to the exterior of your property must be approved PRIOR to installation/construction. Property maintenance standards are available in Administrative Resolution 1 of the Book of Resolutions or at the Association office. An Architectural Change Request (ACR) form must be submitted PRIOR to the start of your project.

Fire Lanes Vehicles parked in fire lanes will be towed.

Leash Laws are strictly enforced throughout the community.

Maintenance of property including painting, lawn maintenance and general upkeep is expected and will be enforced. Property maintenance standards.

Newsletters are published electronically on a monthly basis and printed versions are available for pick up at the Association Office. Absentee owners may obtain copies by viewing the current Newsletter on the Newsletter tab or by sending stamped ($1.22), self-addressed, business envelopes to: NFCA, 8201 Southrun Rd., Springfield, VA 22153.

Newspapers The Washington ExaminerFairfax Times and South County Chronicle are local newspapers that are sometimes delivered at no cost to our single family homes. If you wish to stop delivery, click on the newspaper name listed above and submit the appropriate form. Please take the time to properly dispose of unwanted newspapers.  

Pool information is published in the February/March and April/May newsletters. Expresseach family must update their registration annually. Photo ID passes are required for pool admission. Pool opens Memorial Day and closes Labor Day. Swim Team: Newington Forest Neptunes.
The goal of the Newington Forest swim team is to provide a safe and productive environment that enables children to learn and apply the principles of teamwork, discipline, dedication, sportsmanship and have lots of fun. Participation in our league is open to all boys and girls who are members of the Newington Forest Pool.

Property Inspections An exterior inspection of each property is conducted once every calendar year. The Association Covenants Field Inspector follows a detailed checklist for single-family homeschecklist for town-homes. Recreational Vehicles are prohibited overnight on the townhouse courts. Single-family homes require the approval of the Architectural Review Committee. Between the months of September and May there are a few spaces available on a first-come,first-served basis at the Community Center. Contact the office at 703-451-8563 for further information.

Recycling of newspapers, aluminum and other metal cans, plastic and cardboard food packages is done every Monday. Recyclables should be placed in the bins and placed at the curb.

Selling Your Home? If you are selling your Newington Forest property you must request a Virginia Property Disclosure Packet from the Association Office. The inspections for these packets are conducted on Wednesday
and it can take up to two weeks to process. This packet includes an exterior insspection of your entire property for any possible outstanding maintenance issues. You may request this packet from the Forms page of our website and you may want to review the Maintenance Checklist.

Snow Plow Questions Residents of Townhouses should be aware that plowing and sanding operations begin once 2 inches of snow has accumulated and will continue thoughout the storm in an effort to keep travel lanes open. Townhouse residents with questions or concerns about about plowing should call the NFCA office at 703-451-8563 and leave a message on the answering machine.  Please be sure to give us your street name and the problem you are experiencing.  We will be checking messages even if we can't get into the office.  We will return your calls as soon as we can. Residents of Single-Family Homes should contact the Virginia Department of Transportation (VDOT) at 703-383-VDOT. Snow Plowing is provided by NFCA on all townhouse courts. All other streets are state roads and plowing is the responsibility of the Virginia Department of Transportation.

Trash Pickup Collection is on Mondays and Thursdays. Call Trash AWAY at 703-339-4560 to arrange for pickup of old appliances and other bulk items. Please note that appliances which contain FREON, such as refrigerators, freezers or heat pumps, cannot be picked up by the trash hauler. Trash should be in appropriate containers and should not be placed out any sooner than the night before the scheduled pickup.

Volunteers are an important necessity if costs are to be held down by the Association. Please email the Association office ator call the office at (703) 451-8563 to find out what opportunities are available.

Yard and Brush Debris Yard waste pickup for all community homes is provided March 1st - January 15th (January 16th-February 28th this material may be placed at the curb with regular trash on Thursdays). Yard debris includes grass clippings, leaves, pumpkins, and any vegetation. Brush includes the woody parts of yard debris such as bushes and tree limbs. Pickup day for yard debris and brush is Monday. Yard debris can be placed out at the curb in a trash can, paper bags or in clear plastic bags. There is a maximum of 20 bags/house/pickup day.
