Assessments Due Quarterly Quarterly installments of the annual assessment are due and payable in advance on January 1st, April 1st, July 1st, and October 1st of each calendar year. If an owner fails to pay a quarterly installment within fifteen days of its due date, the owner's account will incur a late fee of $25.00. Community Center The community center party room is available to rent for parties, meetings, or another function that might require more space than you have available. There is a facility maximum occupancy of 45 persons. Details and reservation information may be found on the Community Center Rental page of this website!
Covenant Documents Copies of the governing legal documents of Newington Forest.
The Declaration of Covenants document is the NFCA legal document Directors to govern the community and set policies, rules and regulations for our community.
The Bylaws document is the NFCA legal document establishing rules pertaining to the Board of Directors, including election procedures, duties, annual meeting information and voting rights.
The Book of Resolutions document is comprised of two parts: Policy and Administrative Resolutions, put in place by the Board of Directors to outline community policies and procedures. Policy Resolutions include parking, pet, common area and other NFCA specific guidelines. Administrative Resolutions include committee information, guideline enforcement and Architectural Review Committee procedures pertaining to the upkeep of the exterior of your property.
The Architectural Standards document is a list detailing information regarding Association requirements for exterior property maintenance items such as additions, decks, driveways, tree removal etc. which can be found beginning on page 5 of Administrative Resolution 10-1.
Parking
Newington Forest is a designated Community parking District (CPD). The CPD prohibits the parking of:

watercraft
-
boat trailers
-
motor homes
-
trailers (including camping trailers)
-
any vehicles with three or more axles
-
any vehicle with a gross weight rating of 12,000 or more pounds
What's allowed and what's not allowed in the community and on public roadways in the community. There are certain exceptions to these prohibitions, including school buses used on a current and regular basis, vehicles which are parked in order to perform maintenance at a residence, and vehicles temporarily parked (less than 48 hours) for the purpose of loading or unloading or preparing for a trip, and vehicles owned or leased by a public agency.

Commercial Vehicle Parking in the Community
Do you own a commercial vehicle? Please review Policy Resolution 11-2: (Vehiclular Parking on Association Property) to determine where and if your vehicle may be parked on Association property.
Pool Express registration for use of the Newington Forest pool begins in March and in-person registration begins in May. Express registration is open to residents with no changes from the previous year. Registration is required prior to the start of the pool season and detailed information regarding pool registration and passes can be found on the POOL page of our website. Pool information can also be found in Policy Resolution 11-6 of the Book of Resolutions.
Trash/ Recycling Collection Trash is picked up on Monday and Thursday. Recycling is picked up only on Monday. Trash is allowed to be put out for collection AFTER 6pm on the day before pick up. Please refer to Article 6 Section .05 of the Declaration of Covenants for complete information regarding Trash and Recycling. Yard waste is collected on Mondays March 1st - January 15th.
Upkeep of Property An exterior inspection of each property is conducted once every calendar year. The Association Covenants Field Inspector follows a detailed checklist for single-family homes and a detailed checklist for town-homes. Once the inspector has completed property inspections, a letter is mailed to the property owner detailing any covenant violations that need to be addressed.
