Answers to Some of our Most Frequently Asked Questions:
Absentee Owners are requested to advise NFCA of the current tenant. Written permission for tenant use of the pool is required each year.
Architectural Review Committee meets on the second Wednesday of each month. All changes to your property and the exterior of your home must be applied for and approved prior to the changes being made. Applications are available HERE or at the Association Office. Applications for changes are due in the Association Office by the first Friday of the month. Standards for changes can be acquired by contacting the Association Office at 703-451-8563.
Assessments are billed quarterly to cover common services. Residents are responsible for payment whether they receive a bill or not. Assessment payments are due January 1, April 1, July 1, and October 1 of each year.
Board Meetings are currently held monthly every first and third Tuesday at 7:30 p.m. at the Community Center. February, September and December meetings may vary.
Bylaws are available on the Rules & Regulations page and to all residents through the office at a cost of $10.00 and are provided to new owners as part of the Disclosure Packet.
Commercial Vehicles are prohibited overnight in all areas of Newington Forest. Towing is enforced on townhouse courts.
Community Parking District All of the roads in the entire community and the surrounding public roads have been designated as a Community Parking District by Fairfax County. This designation prohibits the parking of trucks weighing more than 12,000 lbs. or having more than two axles, boats, trailers, recreational vehicles, and motor homes.

Complaints on covenants-related issues should be directed to the Association office either by calling, writing or appearing in person.
Election of Board members requires a minimum number of ballots cast in order to be valid. PLEASE EXERCISE YOUR RIGHT TO VOTE.
Exterior Changes Any changes or structural additions to the exterior of your property must be approved PRIOR to installation/construction. Property maintenance standards are available at the Association office. An Architectural Change Request (ACR) form must be submitted PRIOR to the start of your project. The form can be found HERE.
Fire Lanes Vehicles parked in fire lanes will be towed.
Leash Laws are strictly enforced throughout the community.
Maintenance of property including painting, lawn maintenance and general upkeep is expected and will be enforced.
Newsletters are distributed in plastic bags to each home in Newington Forest six times per year, usually at the beginning of the month. Absentee owners may obtain copies by sending stamped ($1.22), self-addressed, business envelopes to: NFCA, 8201 Southrun Rd., Springfield, VA 22153. The newsletter is also available to view by clicking on the Newsletter tab.
Newspapers The Washington Examiner and Fairfax Times are local newspapers that are sometimes delivered at no cost to our single family homes. If you wish to stop delivery, click on the newspaper name listed above and submit the appropriate form. Please take the time to properly dispose of unwanted newspapers.
Pool information is published in the February/March and April/May newsletters. Express registration begins in March and in person registration is held in May--each family must update their registration annually. Photo ID passes are required for pool admission. Pool opens Memorial Day and closes Labor Day.
Property Inspections
An exterior inspection of each property is conducted once every calendar year. The Association Covenants Field Inspector follows a detailed checklist for single-family homes and a detailed checklist for town-homes. Once the inspector has completed property inspections, a letter is mailed to the property owner detailing any covenant violations that need to be addressed.
Recreational Vehicles are prohibited overnight on the townhouse courts. Single-family homes require the approval of the Architectural Review Committee. Between the months of September and May there are a few spaces available on a first-come,first-served basis at the Community Center. Contact the office at 703-451-8563 for further information.
Recycling of newspapers, aluminum and other metal cans, plastic and cardboard food packages is done every Monday. Recyclables should be placed in the bins and placed at the curb.
Snow Plow Questions
Residents of Townhouses should be aware that plowing and sanding operations begin once 2 inches of snow has accumulated and will continue thoughout the storm in an effort to keep travel lanes open. Townhouse residents with questions or concerns about about plowing should call the NFCA office at 703-451-8563 and leave a message on the answering machine. Please be sure to give us your street name and the problem you are experiencing. We will be checking messages even if we can't get into the office. We will return your calls as soon as we can. Residents of Single-Family Homes should contact the Virginia Department of Transportation (VDOT) at 703-383-VDOT. Snow Plowing is provided by NFCA on all townhouse courts. All other streets are state roads and plowing is the responsibility of the Virginia Department of Transportation.
Trash pickup is provided on Mondays and Thursdays. Call Trash AWAY at 703-339-4560 to arrange for pickup of old appliances and other bulk items. Please note that appliances which contain FREON, such as refrigerators, freezers or heat pumps, cannot be picked up by the trash hauler. Trash should be in appropriate containers and should not be placed out any sooner than the night before the scheduled pickup.
Volunteers are an important necessity if costs are to be held down by the Association. Please call the office to find out what opportunities are available.
Yard and Brush Debris Yard waste pickup for all community homes is provided April 1st - January 15th (January 16th-March 31st this material may be placed at the curb with regular trash on Thursdays). Yard debris includes grass clippings, leaves, pumpkins, and any vegetation. Brush includes the woody parts of yard debris such as bushes and tree limbs. Pickup day for yard debris and brush is Monday. Yard debris can be placed out at the curb in a trash can, paper bags or in clear plastic bags.
