Assessments Due Quarterly
Quarterly installments of the annual assessment is due and payable in advance on January 1st, April 1st, July 1st, and October 1st of each calendar year. If an owner fails to pay a quarterly installment within fifteen days of its due date, the owner's account will incur a late fee of $25.00.
Community Center
The community center party room is available to rent for parties, meetings, or another function that might require more space than you have available. There is a facility maximum occupancy of 49 persons. Please click HERE for details. Covenant Documents
Copies of the governing legal documents of Newington Forest.
Declaration of Covenants is the NFCA legal document HEREDirectors to govern the community and set policies, rules and regulations for our community.
Bylaws is the NFCA legal document establishing rules pertaining to the Board of Directors, including election procedures, duties, annual meeting information and voting rights.
Book of Resolutions is comprised of two parts: Policy and Administrative Resolutions, put in place by the Board of Directors to outline community policies and procedures. Policy Resolutions include parking, pet, common area and other NFCA specific guidelines. Administrative Resolutions include committee information, guideline enforcement and Architectural Review Committee procedures pertaining to the upkeep of the exterior of your property.
Standards is a list detailing information regarding Association requirements for items such as additions, decks, driveways, etc.
Parking
Townhouse residents may not use the parking areas for any purpose other than vehicular parking. Each townhouse court parking lot is assigned one or more reserved parking spaces depending on the location of the particular lot.
Repairs or maintenance to vehicles, or painting of vehicles, is not permitted anywhere on Association property, except minor repairs such as changing a flat tire or charging a dead battery. Pool
Express registration for use of the Newington Forest pool begins in March and in-person registration begins in May. Express registration is open to residents with no changes from the previous year. Registration is required prior to the start of the pool season and detailed information regarding pool registration and passes can be found HERE. Pool information can also be found in Policy Resolution 11 of the Book of Resolutions.
Trash/ Recycling Collection
Trash is picked up on Monday and Thursday. Recycling is picked up only on Monday. Trash is allowed to be put out for collection AFTER 6pm on the day before pick up. Please refer to Article 6 Section .05 of the Declaration of Covenants for complete information regarding Trash and Recycling. Yard waste is collected on Mondays April 1st - January 15th.
Upkeep of Property
An exterior inspection of each property is conducted once every calendar year. The Association Covenants Field Inspector follows a detailed checklist for single-family homes and a detailed checklist for town-homes. Once the inspector has completed property inspections, a letter is mailed to the property owner detailing any covenant violations that need to be addressed.
